Sale and Leaseback

Transaction in which owner sells an asset but maintain the possession (or reacquire the possession) of the same asset under lease agreement with the buyer.

Such transaction constitutes a sale only if lease is operating lease in which case any gain should be recognized immediately. If asset is leased back under finance lease then it is a financing transaction and asset is more of a covenant of loan and any gain on such transaction is spread over the lease term.
